Nature and Scope of Financial Advise Service
We provide financial advice mainly on the Residential loan products. We provide financial advice service about loan products only from the providers listed below under Banks and Lenders I use.
Banks and Lenders I use
I source loans from a panel of approved lenders. The current lenders I can use are:
We do not provide advice in respect of the following products:
You will need to consult appropriate specialists if you would like advice on any of above mentioned four products.
Fees and Expenses
In the majority of cases we won’t charge any fees for the financial advice we provide or the implementation of that advice. Our remuneration is paid by the product providers by way of commission. This particularly applies to loans arranged with banks, certain non-bank lenders do not pay commissions so a fee is charged in that case. Any such fee would be agreed and authorised by you in writing before I complete the services.
However, we may charge a fee for the financial advice service provided to a client where a client repays a residential home loan within a defined time (being 24 or 27 months) from the date is it drawn down. This is known as clawback.
Whether a fee will be charged, the manner in which it will be charged and the date by which the fee will be payable, will be advised when the financial advice service is provided to the client. Please also see our Terms of Engagement for clarification.
Conflicts of interest and Commissions or other incentives
On settlement of a mortgage, Lending Experts usually receive commission from the applicable product provider. The commission is generally of an upfront nature but may also include a trail commission. The amount of commission is based on the amount of the mortgage drawn.
From time to time, product providers may also reward us for the overall business we provide to them. They may give us tickets to sports events, hampers or other incentives. To ensure that our financial advisers prioritise the client’s interest above their own, we follow an advice process that ensures our recommendations are made based on the clients personal goals and circumstances. All our financial advisers undergo annual compliance review and a refresher training on managing conflicts of interest. We maintain and monitor registers of conflicts of interest and the gifts and incentives we receive.
We may also receive a referral fee or commission If we refer you to our referral partners.
Privacy policy & security
We will collect personal information in accordance with our Privacy Policy. We regard client confidentiality as of paramount importance. We do not disclose any confidential information obtained from our clients or about them to any other person, except in accordance with our Privacy Policy.
